Jeffrey Dean Morgan and Jack Quaid Star in Psychological Thriller Neighborhood Watch – Trailer

The Clovehitch Killer director returns with Neighborhood Watch.

The upcoming psychological thriller Neighborhood Watch is set to debut in theaters and on demand across North America this month. Directed by Duncan Skiles (The Clovehitch Killer), the film stars Jeffrey Dean Morgan (The Walking Dead), Jack Quaid (Novacaine), and Malin Akerman (Watchmen).

Written by Sean Farley, The film follows Simon (Quaid), a young man battling mental illness who becomes convinced he has witnessed a kidnapping. When the police dismiss his report, he turns to his neighbor Ed (Morgan), a retired and disillusioned security guard with a dark past. Together, the pair embarks on a tense investigation that unearths troubling secrets and forces both men to confront buried trauma.

The film marks another genre entry for Skiles, whose 2018 film The Clovehitch Killer earned acclaim for its slow-burn tension and psychological depth. Skiles returns to familiar territory with Neighborhood Watch, exploring the murky lines between perception and reality through a gripping, character-driven mystery.

Neighborhood Watch hits theaters and On Demand on April 25, 2025.
